The South Side of Lethbridge is a
mature,
well treed area, which benefits from Henderson Lake Park, one of the most
attractive green spaces in Lethbridge. As the name
implies, the park contains a large lake, and is adjacent to a golf
course. The south is preferred by residents who want to be close to
the city center and all amenities.
Real Estate prices are typically a little higher in
South Lethbridge because of the popularity of this part of the city. It is
not hard to understand why, mature tree-lined avenues and spacious
manicured yards create an ambiance of comfortable suburbia just minutes
from town.
South Lethbridge is home to the Community College,
Enmax Center, Henderson Lake Golf Course, cinemas and restaurants, most of the car dealerships, and
shopping malls. If you want to be near the
"action", then South Lethbridge will probably be at the top of your
Real Estate shopping list.

This area of Lethbridge is
undoubtedly one of the most desirable parts of the city. However, with the
exception of Coulee Creek and Fairmont, most of the real estate in the
south is of an older vintage. It is common to find South Lethbridge
property in the 50 to 60 year old age range.
Regardless of age, South Lethbridge real estate still manages to
command top dollars, with buyers being attracted by the mature tree lined
streets, shopping opportunities, and convenience to down town businesses.
Many residential areas benefit from mature tree lined streets, and well
cared for homes. A large percentage of inner city homes are undergoing
extensive renovations during the present building boom.
Overall, there are few
disadvantages to purchasing real estate in South Lethbridge.
With a distinct lack of industrial development, and a surplus of green
spaces. New real estate
development is taking place at Fairmont
and Coulee Creek, both of
which are adjacent to many new stores, including Costco, Wal Mart
and Home Depot.
